Preventative Maintenance Agreement (PDF)

Your Preventative HVAC Maintenance Agreement ensures that your heating & cooling equipment will operate with maximum efficiency while extending the life of your system.

          SERVICES TO BE PERFORMED

             1.    Check all refrigerant controls & coil temperatures for maximum efficiency.
             2.    Check condenser motor(s) and fan(s)
             3.    Clean condenser and evaporator coil(s) if needed.
             4.    Check indoor motor(s) and fan(s).
             5.    Oil and lubricate moving parts, if needed.
             6.    Check belts, if applicable.
             7.    Check filters.
                    A.    Customer should change air filters no less than once per month.
                    B.    If filters are provided by the homeowner, we will be more
                           than happy to replace them when we service your system.
             8.    Inspect condensate pan(s) and clean drain line(s).
             9.    Inspect ductwork for leaks and mold/dirt build up.
           10.    Check controls and thermostat(s).

This service will be performed semi-annually, during the spring and the fall.  We will attempt to contact you three times each season to get your service scheduled.  If for some reason we cannot get in touch with you, it will then become your responsibility to get your service scheduled before your PM expires.  Please note that if you have a change of address or phone number, it is your responsibility to contact us with your updated information.  While this agreement is in effect, the customer will be responsible for any labor, refrigerant or part(s) cost, if the system should need to be repaired and there is no existing manufacture warranty in effect.  If your evaporator coil needs cleaned, you will be charged $22.00 for the cleaner.  There will be a 10% discount on parts.

If you require a service call while this agreement is in effect, you will be charged the standard $75.00 service call rate, with no after hour surcharge.  You will receive a discounted labor rate of $55.00 per hour.  We will give our service contract holders preference over all other service activity normally undertaken by us.

The investment in this agreement is as follows:

            HEAT PUMP(s)
            One year agreement:  $175.00 per year for one system.
                                               $75.00 per year for each additional system.

            GAS/OIL SYSTEM(s)
            One year agreement:  $200.00 per year for one system.
                                               $75.00 per year for each additional system.

Note:  If you have one Heat Pump system and one Gas system, the price will be:
           One year agreement:   $175.00 per year for one system.
                                             $100.00 per year for each additional system.

            Electronic Air Cleaner $55.00 extra-if you would like it serviced and cleaned.

During the term of the agreement, we will take all reasonable precautions to avaid injury to person or damage to property while we are on the premises, but we shall not be liable for any special or consequential damages.

We shall not be liable for losses or defect arising out of vandalism, fire, flood, wind, war, riots and acts of God.  In such cases, the customer shall be charged for the parts and labor at the current price for such repairs.  No parts or labor shall be furnished, however, without authorization from the customer.

In addition, we will maintain and keep in effect and current, any and all  insurances/licenses deemed required and necessary by the state of North Carolina to effectively and legally fulfill this HVAC agreement.
